What these rates mean for you
- French mortgages are mostly fixed-rate for the whole term.
- Compare offers on the APR (TAEG), which includes insurance, fees and guarantee, not on the nominal rate alone.
- Non-resident files and income in a foreign currency may be priced differently: each bank decides.
- The HCSF caps the debt-to-income ratio at 35% including insurance, with a maximum term of 25 years.

Questions
Are French mortgage rates fixed?
Most French home loans are fixed-rate for the whole term. Compare offers on the APR (TAEG), which includes insurance and fees.
Do non-residents get the same rates?
Not necessarily. Each bank prices non-resident files and foreign-currency income according to its own risk policy.
