French mortgage calculator
Estimate your loan, monthly payment and debt-to-income ratio under French lending rules. The rate is an assumption you choose: only a written bank offer gives a real rate.
How the calculation works
- The loan covers the price plus estimated notary fees, minus your deposit. French banks often expect the deposit to cover at least the fees.
- The debt-to-income ratio adds all monthly loan payments, insurance included, and divides them by net monthly income. The HCSF caps it at 35%, with a maximum term of 25 years.
- Income in a foreign currency may be counted with a prudent exchange-rate assumption.

Questions
What debt-to-income ratio do French banks accept?
Up to 35% of net income, including borrower insurance, under the HCSF framework, with a maximum term of 25 years and a limited share of exceptions.
Are notary fees included in the loan?
Banks often expect your deposit to cover at least the notary fees, which are roughly 7 to 8% for an existing property and 2 to 3% for a new build.
